How the pool works

What a private real estate loan is

A private real estate loan is generally a short-term loan secured by property. Borrowers may use the capital for an acquisition, renovation, bridge period, refinance, or another time-sensitive transaction.

Every opportunity is different. Investors should review the borrower, collateral, lien structure, loan documents, maturity, payment terms, fees, and intended exits before funding.

What collateral does and does not do

A recorded lien can give a lender rights against the property, but it does not remove risk. Value can change, repairs can cost more than expected, title issues can arise, and foreclosure or disposition can require time and additional expense.

For proposed first-position loans, lien priority must be confirmed through title and final closing documents. Appraisals are considered in context and do not guarantee the amount ultimately recoverable.

How we evaluate an opportunity

We review the proposed loan amount, acquisition or current basis, property condition, repair scope, valuation support, existing obligations, title position, borrower plan, and primary and secondary exits.

We then organize the relevant materials in a private diligence room. Final legal, title, escrow, and loan documents control if they differ from an early summary.

Who can participate

We work with accredited investors and experienced individuals who understand private lending. You do not need to be accredited to start a conversation. We confirm suitability during the intake and subscription process, walk you through the offering documents and risk disclosures, and answer every question before accepting capital.
